Commercial painting
Coastal Painters are commercial painters in Vancouver for offices, retail stores, restaurants, warehouses and commercial buildings. We handle interior and exterior painting with a written scope, a schedule that works around your staff and customers, and a crew that leaves the space ready for business at the end of each shift.
Commercial painting is different from painting a home. The space usually has to stay open. Surfaces take heavier wear. Property managers, landlords and tenants all need to know what is happening and when. Our job is to take that coordination off your plate and deliver a clean, durable finish without disrupting the business.
We work for business owners, office managers, property managers and landlords across Metro Vancouver. If your building is a strata, see our strata painting page for how shared-property projects are run.
What we paint

Offices need a finish that looks sharp in meeting rooms and holds up in hallways, kitchens and stairwells. We paint walls, ceilings, doors, frames and trim, and we plan the work zone by zone so teams can keep working. Furniture and electronics are protected or moved as agreed in the scope.

A store's interior and frontage are part of its brand. We repaint sales floors, feature walls, ceilings, back-of-house areas and storefront exteriors. We schedule around opening hours, protect stock and fixtures, and match colours to your brand standards.

Warehouses and industrial units have tall walls, exposed steel and open ceilings. We paint walls, columns, doors and exposed ceiling structure, use lifts for high work, and keep loading areas and walkways usable while we paint.

Commercial exterior painting in Vancouver has to handle rain, wind and long damp stretches. We clean, repair and prime before we paint, mask glazing and storefronts, and choose coatings suited to stucco, concrete, wood, metal cladding or fibre cement. See how we approach exterior painting in Vancouver.
Restaurants need durable, cleanable finishes and a tight schedule between services. We paint dining rooms, washrooms, entries and frontage, with products suited to high-touch, high-humidity areas, and plan the work so you reopen on time.
Lobbies, corridors, stairwells and shared washrooms take the most traffic in any building. We use scrubbable finishes, repair scuffs and dings before painting, and keep walkways safe and clearly marked.
Between tenants, a space often needs a fast, clean repaint so it can be shown and leased. We handle full turnovers and smaller touch-up scopes for landlords and property managers, with a written price for each unit. For new units and fit-outs, see new construction painting.
Minimal disruption
We split the work into zones and phases so part of your space stays usable at all times. When a space cannot close during the day, we schedule evening or weekend work.
For occupied offices, stores and restaurants, we use low-VOC and low-odour products where the surface allows, and we ventilate the work area.
Floors, shelving, merchandise, furniture and electronics are covered or moved before work starts. The scope lists what is protected and who moves what.
Work areas are cleaned at the end of each shift. Tape and signage come down, walkways are clear, and the space is ready for staff and customers the next morning.

How it works
Paint systems
Corridors, lobbies and break rooms need scrubbable finishes such as eggshell, satin or a commercial-grade washable matte. These clean without burnishing and hold colour longer under daily wear.
Metal needs the right primer before any topcoat, or the paint will peel. We clean and sand metal and use primers made for it, then finish with a durable enamel or a coating suited to exposed ceiling structure.
Stucco and concrete may call for masonry or elastomeric coatings. Wood, metal cladding and fibre cement need a quality exterior system. Every product is applied within its temperature and moisture limits. Our guide to painting stucco exteriors explains the prep in detail.
We match paint to your brand colours and keep a record of the exact products and colour codes used, so future touch-ups and new locations match. For help choosing colours, see our paint colour consultation service.
