Condos, apartments and rental suites
Condo painting in Vancouver starts with your building's rules: permitted work hours, the elevator booking, crew parking and the smoke detectors and sprinkler heads in your suite all need a plan before the first wall is painted. We paint condos, apartments and rental suites around those rules, using low-odour products and a room order that lets you keep living at home. Coastal Painters Vancouver is licensed and insured, with WorkSafeBC coverage and $5M liability insurance.
Strata rules
Every strata sets its own bylaws and rules for contractors, and those rules often decide your start date. Ask your property manager for them as soon as you plan to paint, since some buildings want a form, proof of insurance or an elevator booking well ahead of the work.
We go through those rules with you at the quote stage and build the schedule from them. If the building limits noisy work to certain hours, sanding and set-up happen inside that window, and quieter work like cutting in and rolling fills the rest of the day.
Many Vancouver towers treat a contractor delivery like a move: a booked elevator, protective pads on the walls and a set time to bring equipment up. We plan to bring drop cloths, ladders and paint up in the booked window and take everything out the same way at the end.
Visitor parking downtown and in the West End is often limited or time-restricted. We confirm whether the building has trade parking or the crew should use nearby paid parking.
Sprinkler heads must never be painted, because paint can change how they respond in a fire, and a painted head may need to be replaced by a fire protection contractor. We cover sprinkler heads, smoke detectors and alarm speakers before painting near them. If sanding dust could trip a detector, we ask the property manager how the building wants that handled before work starts.
Living at home
Most condo painting happens with people at home. In a one or two bedroom suite there is nowhere to store furniture, so we work in zones. Furniture is pulled to the centre of a room and covered, that room is painted and allowed to dry, and then the next room starts.
We agree on the order before the first day. A common plan keeps the bathroom and kitchen usable every evening, paints bedrooms early in the day so they can air out before night, and leaves the main living space for the days that suit you. If you work from home, tell us which room is your office and we will plan around it.
In a condo, paint smell doesn't stay in your suite. It drifts into the hallway and toward neighbours through door gaps and shared ventilation. For walls and ceilings we use low-VOC, low-odour interior paints, keep the suite door closed while we work, and open windows and balcony doors when the weather allows. If a stain needs a stronger solvent-based blocker, we tell you first.
Brush and roller water never goes down a balcony drain, since those drains usually run straight outside.
Rental suites and surfaces
Landlords and property managers book apartment painting between tenants, when the gap between move-out and move-in can be short. A turnover usually focuses on walls, filling nail and anchor holes, and refreshing doors and trim that show wear.
Owners moving out or getting ready to sell often need the same thing: a clean, even finish before the move-out inspection or listing photos. Small holes and dents are filled as normal prep. Bigger damage, like a hole behind a door, goes through drywall repair first and is then painted with the rest of the wall.
Many Vancouver towers have concrete ceilings, either painted smooth or finished with a sprayed texture. Concrete can hold dust and leftover form-release residue, and older coats may not be well bonded. We check adhesion first, clean the surface and use a primer suited to concrete where it needs one. Sprayed texture is often painted rather than removed. In buildings from before 1990, have the texture tested before any work on it, including painting.
In an open-plan condo, an accent wall needs a sensible place to stop. We choose a wall that ends at a corner or natural break, cut a straight line at the ceiling and match the surrounding sheen. Deep colours can need extra coats.
Cost and scope
Condo painting cost depends on what you paint, not just the size of the suite. We list each room and surface on a written quote, so you can see what is included and drop or add a room. For a wider look at how painting prices are set, read our guide to what it costs to paint a house in Vancouver.
This page covers the inside of your own suite. Hallways, lobbies, stairwells and other common areas are managed by the strata council and covered on our strata painting page. If you live in a house or townhome, our interior painting page explains the general room-by-room process.
