Holes, cracks, seams and water damage
Drywall repair in Vancouver homes and condos usually means fixing a door-handle hole, a crack over a doorway, a row of nail pops or a ceiling stain after a leak, then painting so the repair can't be seen. We patch, tape, mud, sand, prime and match the texture, then repaint the whole wall or ceiling instead of dabbing paint on the patch, because a spot repair almost always shows. Coastal Painters Vancouver is licensed and insured, with WorkSafeBC coverage.
Repair types
Most drywall damage falls into a few types, and each has its own fix. When you ask for a quote, a photo of the damage with something beside it for scale helps us plan the right repair.
Drywall repair can be booked on its own or as the first step of a larger interior painting project. Either way, the repair is finished and painted so the wall reads as one surface again.
Small dents are filled with compound and sanded. A hole from a door handle or a removed TV mount is too big to fill on its own, so it gets a backing or mesh patch first, then thin coats of compound feathered out wide enough that the edge disappears. A door stop afterwards keeps it from happening again.
Nail pops show up as small round bumps or cracked circles, often in a line along a stud. As the framing dries and shifts, the fastener backs out. We drive a screw beside it to pull the board tight, set the old nail, then fill and sand.
Cracks that run at an angle from the corners of doors and windows come from movement in the framing. Tape that bubbles or peels along a seam has lost its bond. Both get cut back and re-taped in fresh compound, because filling a crack with compound alone usually lets it open again.
Trades often cut access holes to run wire or reach a pipe. Once their work is finished, we close the opening with a new piece of drywall, tape and finish the edges, and paint the wall.
Water damage
Fix the leak first. Repairing drywall over an active leak, or over board that is still wet, wastes the repair. Whoever fixes the source, whether a plumber, a roofer or your strata's contractor, should confirm it is done before we start.
A dry, firm water stain can often be sealed with a stain-blocking primer and painted. Board that is soft, swollen or crumbling has lost its strength and needs to be cut out back to solid material and replaced.
Replacing a section means cutting back to the framing, fastening a new piece, taping every edge and finishing it like new drywall. Each coat of compound has to dry before the next, so this usually takes more than one visit.
In homes built before 1990, drywall joint compound may contain asbestos. A sample should be tested by a qualified lab before any section is cut out or sanded.
If an opened wall shows mould, wet insulation or rot, we stop and tell you. That work belongs to a mould remediation or restoration company. Once they are done, we come back to close the wall and paint.
Our process
Why does a patch show through new paint? It is called flashing. Joint compound is more porous than the painted wall around it, so it soaks up paint differently and dries duller or shinier. Under side light from a window or hallway fixture, that difference shows as a patch-shaped shadow even when the colour is identical.
Priming the repair seals it, and painting the full wall from corner to corner gives the whole surface one even sheen. Touch-up paint from an old can rarely blends either, because colour fades and sheen changes as paint ages.
A smooth patch on an orange peel or knockdown wall stands out as much as a sheen difference does, so we apply texture to match and check it before priming. Ceiling patches show badly under light, which is why cracks and stains are often fixed as part of ceiling painting.
Popcorn and stipple textures are hard to match, and many owners choose popcorn ceiling removal instead. Textured ceilings and joint compound in homes built before 1990 may contain asbestos, so a sample should be tested by a qualified lab before any cutting, scraping or heavy sanding.
Cost and scope
Drywall repair cost depends on the damage and on how much painting it takes to hide the repair. A small patch on one wall is a very different job from replacing water-damaged ceiling board. We give a free written quote after seeing the damage in person or in clear photos.
Condo owners have extra steps, such as booking the elevator and working within strata hours. Our condo painting page explains how we plan work inside a strata building.
We are painters who repair drywall. We don't do structural repairs, mould remediation, plumbing or electrical work, or asbestos testing and removal. If a crack keeps reopening, a ceiling is bowing or a stain keeps coming back, have the cause checked by the right trade first, then we can finish the wall.
