Exterior stucco painting
Coastal Painters Vancouver provides stucco painting in Vancouver for homes with faded, chalky or stained exterior walls, using the washing, crack repair and breathable coatings that stucco needs in a wet climate. We'll tell you whether your walls are ready for paint, which coating suits them and when to book around the weather.
Why stucco is different
Stucco is porous. It soaks up rain, holds it, then dries back out through the surface. On the coast, walls can stay damp for weeks through fall and winter, and any coating that blocks that drying can blister, peel or stain from behind the paint film.
That's why we look at the wall before we talk about colour. We check for soft spots, cracks, staining under windows and around flashings, and signs that water is getting into the wall rather than just running off it. Paint protects sound stucco. It can't fix a wall that's letting water into the building.
Exterior stucco painting works best from spring to early fall, when walls can dry fully after washing and the coating can cure without rain on it. We watch the forecast and move dates rather than paint a damp wall. Getting your quote in late winter or early spring gives you the widest choice of dates.
Coatings
Stucco should be painted with a coating made for masonry. On most Vancouver homes that means a breathable acrylic masonry paint, which lets water vapour escape from the wall while shedding rain. Elastomeric masonry coatings are thicker and stretch to bridge fine cracks, which makes them useful in the right situation.
We don't use one brand as standard. The product is chosen for your wall, its existing coating and its exposure, and it's named on your written quote. For more on products that last on the coast, read our guide to the best exterior paint for Vancouver weather.
Elastomeric coatings let far less water vapour through than acrylic masonry paint. On a wall that already holds moisture, that film can trap water and lift off in blisters. We usually advise against elastomeric when:
On a sound, dry wall with many fine cracks, an elastomeric system can flex with movement that would crack an ordinary paint film. It needs warm, dry weather to apply and cure, and it limits what can go over it later, so we explain the trade-offs before recommending it.
Repairs before paint
Most stucco has some cracking. What matters is the kind. Hairline cracks from shrinkage and normal settling are part of our prep: we clean them out, fill them with a flexible masonry patch or sealant, and texture the repair to blend with the surrounding finish before painting.
Wider cracks are different. Cracks you can slip a coin edge into, cracks where one side sits higher than the other, bulging or hollow-sounding stucco, and long diagonal cracks from window corners can point to movement or water damage inside the wall. We'll show you these and recommend having them assessed before any paint goes on.
Efflorescence is the white, powdery or crystal-like deposit left when water moves through masonry and carries salts to the surface. Painting over it fails because the salts keep coming and push the coating off. We remove the deposits, let the wall dry and look for the likely water source, such as a failed sealant joint, a missing or blocked weep screed or soil piled against the base of the wall.
We're painters. Full stucco re-cladding, building envelope repair and rot repair behind the stucco belong to a stucco or building envelope contractor. If your wall needs that work, we'll say so plainly, and we can paint once the repairs are finished and cured.
Our process
Stucco painting is part of our wider exterior painting service, so fascia, soffits, trim and doors can be done in the same project. If you'd like the detail behind each stage, we've written a separate guide on how to repaint stucco in Vancouver.
Spraying alone tends to coat the high points of the texture and miss the pockets and shadowed sides. Back-rolling right behind the sprayer works the coating into the texture, so coverage is even, the colour looks consistent from every angle and there are fewer pinholes for water to find.
