"Strata rules? We plan around them."

Fairview covers the centre of the city, from Granville Island along False Creek toward Science World and south toward Shaughnessy. It includes Fairview Slopes, South Granville’s Gallery Row and the blocks around Vancouver General Hospital.
This is apartment country. In the 2016 census, about 94% of Fairview dwellings were apartments: 61% in buildings under five storeys and 33% in buildings of five storeys or more. Only a handful were detached houses, and 58% of homes were rented. Over half were built between 1961 and 1990. The City rezoned Fairview Slopes from industrial to residential in 1972, and Fairview Heights, south of the hospital, from duplex to low-rise apartments in 1984.
So most Fairview jobs happen inside a strata building. Before we book, it helps to know your building’s age, your strata manager’s contact and any work-hour rules. If you own an older detached house nearby, our Kitsilano character house painting page covers old paint and heritage listings.
Walls, ceilings, doors and trim in occupied suites. We work room by room, keep floors and furniture covered and stay within your building’s permitted hours.
Exteriors, hallways and balconies are usually strata common property or limited common property. Once council approves the scope and colours, we quote it in writing.
Fairview Slopes, South Granville, False Creek South, Fairview Heights and the Cambie Street edge.
Most Fairview jobs are suites, townhomes and shared spaces. These four services cover that work.
Suite walls, ceilings, doors and trim, whether you live there or rent it out. We protect the unit, prep every surface and schedule around elevator bookings and quiet hours.
Rain finds every gap in a poorly applied exterior coat. On townhouses and low-rise buildings, every surface is pressure washed, scraped and caulked, then primed and finished with two full coats: stucco, siding, trim, fascia and soffits.
Replacing condo kitchen cabinets can run $15,000–$25,000. In a Fairview kitchen, a proper enamel finish on the existing cabinets changes the room without a full kitchen renovation.
Condo ceilings take cooking steam, bathroom moisture and years of wear. We clean, prime and repaint them evenly, and check textured ceiling coatings before any scraping.
These photos come from our wider Vancouver portfolio, not only Fairview. They show the finish quality to expect on a suite, a townhouse or an exterior.

A suite in a 1980s wood-frame building, a Fairview Slopes townhouse and a high-rise unit each come with their own rules. We plan the job around them.
No subcontractors or third-party labour. The people who quote your suite are the people who paint it, so your building manager deals with one team.
We quote after seeing the suite or common areas in person. The number on the quote is the number you pay, with no prep extras added afterward.
We carry general liability insurance and WorkSafeBC coverage, and can send proof ahead of time if your strata manager asks for it.
Before we leave, we go over every painted wall, door and ceiling with you and touch up anything you flag.
On stucco townhouses and low-rise walls we use elastomeric coating rather than standard latex, because it bonds to the wall and flexes with it.
Buildings from the 1960s to 1980s often carry several generations of paint. We test adhesion first so the new finish is not sitting on a coat that will peel.

About
Coastal Painting started with one goal: making it easy to trust the painter you hire again. That means clean work, honest pricing and a crew that treats your suite like their own. In a Fairview building, that means respecting your neighbours, your strata’s rules and your schedule as much as the walls we paint.

Fairview price ranges
Most Fairview jobs are suite interiors, so the room and cabinet ranges matter most. Townhouse exteriors use the exterior ranges. The final figure comes from your written quote.
Outside
Where stucco needs crack repair and elastomeric coating, expect the higher end of the range.
Inside the suite
Building rules, elevator access, work-hour limits and surface condition each move the price. You receive it in writing before we schedule anything.
Ask for a written quoteIn a shared building, the paperwork comes before the paint. Here is the order we work in.
We look at the rooms, doors and ceilings you want painted and ask about your building’s rules. The written quote follows.
You or your building manager confirm the elevator booking, loading access and permitted work hours. We set the start date around them.
Floors and furniture are covered and shared hallways kept clear. Walls are patched, sanded and primed. If the building is older, tell us its age so the prep method suits it.
Every surface gets at least two coats, with sharp cut-ins at ceilings, trim and door frames.
We check each painted surface with you, fix any touch-ups and leave the suite ready to live in.

It depends on what is being painted. Under BC’s Standard Bylaws, an owner needs written approval from the strata corporation to alter common property or limited common property, such as a balcony. A change that significantly alters the look of common property can need a 3/4 vote at a general meeting. Painting inside your own suite is usually simpler, but check your bylaws and ask your strata manager before we book.
Usually the owner or the building manager, because the booking is in your name. Tell us your building’s move-in rules, permitted work hours and where the crew can park, and we will schedule around them.
It can. Over half of Fairview’s dwellings were built between 1961 and 1990, according to the 2016 census. WorkSafeBC says homes built before 1990 likely contain some asbestos, for example in drywall and textured ceiling coatings, and that it should be tested before it is disturbed. If walls or ceilings need sanding or scraping, we will ask about testing first.
Yes. Renters lived in about 58% of Fairview homes at the 2016 census, so turnover repaints are a regular need in the neighbourhood. Give us the move-out and move-in dates and we will quote to that window.
Yes, inside and out. Townhouse exteriors are often strata common property, so council usually has to approve the work and the colours first. Once it does, we quote the siding, trim, doors and railings in writing.
Yes. Fairview has very few, but if you own one here or nearby, our Kitsilano character house painting page explains how we handle old paint and heritage listings. For whole-building projects, see our strata painting service.
