What residential painters handle, and when you need one

A residential painter looks after the whole home, not one room. That means deciding what the house needs inside and outside, which work should happen first, and how to spread it over a season or a budget.

In the Vancouver region, only about 28% of occupied homes were single-detached houses in the 2021 Census. So residential painting here covers townhomes, duplexes, homes with a basement suite and condos just as often as detached houses, and each comes with its own rules and access.

You need a residential plan when several things are due at once: peeling exterior trim, tired rooms inside, a weathered deck, dated cabinets. You also need one before a big change, like selling, moving in or renting out a suite, when the order of the work matters as much as the paint.

What a whole-home painting plan covers

Choose the parts of the property that need attention. Each one becomes a phase you can book now or later.

  • Exterior siding, stucco, soffits, fascia and trim
  • Front doors, garage doors, windows and railings
  • Interior rooms, ceilings and trim as a separate phase
  • Deck staining and fence painting
  • Kitchen and bathroom cabinet painting
  • Washing, scraping, caulking and priming before any exterior coat

The order is the part most homeowners get wrong. Exterior paint needs dry surfaces and mild weather, so it is booked for the drier months. Interior work can happen any time, which makes it a good fit for fall and winter.

Colours should work inside and out. The front door, trim colour and entry hall are seen together, so we pick them together. The same goes for a deck stain next to new siding.

For the details of each phase, see exterior painting, deck staining services, fence painting services, cabinet painting and ceiling painting. Condo owners can see our condo painting page. Building new or adding on? See new construction painting.

Choosing the right scope for your home

The right plan depends on what is happening in your life and your house. Here is how we shape the scope for the six situations we see most.

Talk through your scope

01 / Selling

Getting a house ready to list

Front exterior, entry, main living areas and neutral colours first. Skip the rooms buyers will repaint anyway.

02 / Moving in

Painting before the furniture arrives

An empty home is the easiest time to do ceilings, trim and every room in one pass.

03 / Character homes

Older houses and wood detail

Pre-1940 character houses and pre-1960 homes need careful scraping, wood repair and a lead-aware prep plan.

04 / Townhomes

Strata-managed homes

We separate what the strata controls, usually the outside, from what you can change inside.

05 / Suites

Homes with a rental suite

The suite can be painted between tenants while the main house is planned as its own phase.

06 / Staying put

Long-term family homes

Durable finishes for busy halls and kids' rooms, and an exterior schedule that protects the siding.

How a whole-home project is planned

Bigger projects need a clear order. We set the phases first, then paint them one at a time.

Start with a walkthrough
01

Walk the whole property

Outside first: siding, stucco, trim, doors, deck and fence. Then the rooms, cabinets and anything you want changed inside.

02

Set the phases

We group the work into phases, such as exterior, main floor, bedrooms and cabinets, and suggest an order that suits the season.

03

Price each phase in writing

Every phase has its own line, so you can book all of it now or approve one phase at a time.

04

Paint phase by phase

Each phase starts with its own prep and protection, and you know which part of the house is affected each week.

05

Hand over and plan ahead

We walk each finished phase with you, complete touch-ups, and note what is scheduled next.

Residential painting cost in Vancouver

Plan on $3,000-$8,000+ for a full interior and $4,000-$12,000+ for a full exterior. Pricing them as separate phases shows you exactly where the money goes.

Full home interior repaint

Rooms, ceilings and trim across the inside of the home.

$3,000-$8,000+

Exterior home repaint

Siding or stucco, trim, prep and access for an average house.

$4,000-$12,000+

On the outside, the price follows the number of storeys, siding type, how much scraping and wood repair the trim needs, and access around the lot. Inside, it follows room count, ceiling height and repairs.

Phasing does not make the work cheaper, but it lets you spread the cost and fix the most urgent part first, usually the exterior if paint is failing.

Residential painting questions

Answers on scope, order, timing and cost for whole-home projects.

What is the difference between residential painting and interior painting?
Residential painting is the whole home: inside, outside, trim, doors, decks, fences and cabinets, planned as one project. Interior painting is only the inside rooms. If you only need walls, ceilings or trim painted, our interior painters page is the better fit.
How much does it cost to paint a house in Vancouver?
As a planning range, a full interior repaint often runs $3,000-$8,000 or more and a full exterior $4,000-$12,000 or more. Size, the number of storeys, siding or stucco condition, trim detail, access and repairs set the final number. We price inside and outside as separate phases so you can compare.
Should I paint the inside or the outside of my house first?
Book the exterior for the drier part of the year and fit the interior around it. Interior work can happen in any season, so it often fills the wetter months, while exterior work waits for dry surfaces and mild temperatures.
When is the best time to paint a house exterior in Vancouver?
Exterior coatings need dry surfaces and mild temperatures to cure, so exterior work is usually scheduled for drier stretches, most often from late spring into early fall. Book early, because those months fill first.
Is it worth painting before selling a house?
Often, yes, if you keep the scope tight. Focus on what buyers see first: the front of the house, the entry, the main living areas and any scuffed or bold-coloured rooms. Neutral colours and fixed trim usually matter more than repainting every room.
Can you paint an older or character home?
Yes. The City of Vancouver describes character houses as typically built before 1940, and Health Canada says homes built before 1960 probably contain lead-based paint under newer coats. Tell us the build year when you ask for a quote so scraping and sanding can be planned safely, and so wood trim and siding get the repairs they need.
Do you paint townhomes and strata-managed homes?
Yes. In a townhome or strata complex, exterior painting is often decided by the strata, while the inside is usually yours to change. Check your bylaws first. For common-area and building-wide work, see strata painting.
Can we split a whole-home repaint into phases?
Yes. Many homeowners do the exterior one year and the interior the next, or start with the main floor and finish bedrooms later. Each phase gets its own line on the quote so the plan stays clear.
