Hiring Guide

How to vet a painting contractor in Vancouver

Hiring painting contractors in Vancouver comes down to a handful of checks you can finish before anyone picks up a brush. Run every contractor through this list, including us.

1. Business licence

The City of Vancouver requires every business operating in the city to hold a licence. Trades that work across several Metro Vancouver cities often carry an inter-municipal business licence. Ask which one the contractor holds.

2. WorkSafeBC clearance letter

If a contractor you hire is not paying WorkSafeBC premiums, you could be held liable for the premiums on your job. You can request a clearance letter from WorkSafeBC to confirm the business is registered and in good standing. We carry WorkSafeBC coverage, and you are welcome to check.

3. Liability insurance certificate

Ask for a certificate of insurance. It protects your home if something is damaged during the work. We are licensed and insured in BC and share our certificate on request.

4. A written contract and scope

The contract should list every surface, the prep steps, the products and number of coats, the start date, cleanup and the payment schedule. A verbal deal leaves you nothing to point to if the job goes sideways.

5. Deposit and payment terms

Be wary of anyone who wants most of the price up front. A fair schedule ties payments to progress, and every payment should be written into the contract.

6. Warranty in writing

A spoken promise to come back and fix it is not a warranty. Ask what is covered, for how long and what voids it, and get it on paper.

7. Lead paint in older homes

Health Canada says homes built before 1960 probably contain lead-based paint, and homes built between 1960 and 1990 may have it on the exterior. If your home is that age, ask how the contractor will handle scraping and sanding safely.

What a good painting quote includes

  • Each room or surface listed separately
  • Prep spelled out: washing, scraping, filling, caulking and priming
  • Paint brand, product line and sheen
  • Number of coats
  • Who moves furniture and protects floors
  • Start date and expected length of the job
  • Payment schedule and how scope changes are priced

Red flags when hiring a painter

  • No written quote, or one lump sum with no detail
  • Cash-only pricing, or a large deposit before a start date is set
  • No certificate of insurance, or reluctance to share one
  • No clear answer about WorkSafeBC status
  • A price far below the other quotes with no explanation of what was left out
  • Pressure to sign the same day
